Getting started

What does a mortgage broker do?

We search thousands of deals from the main lenders, recommend the one that best suits your circumstances, and manage your application through to completion. We explain your options clearly so you can make an informed decision.

How do appointments work?

Whatever suits you: face to face at our office in Chineham, by video call or by phone. Your first appointment is free and there's no obligation.

What is a decision in principle?

A decision in principle is an indication from a lender of how much they may be willing to lend, based on the information you provide. It isn't a guarantee: a full application could be declined or offered at a lower amount.

What documents will I need?

Usually photo ID, proof of address, recent payslips or accounts, bank statements and proof of your deposit. We'll give you a tailored list after your first call.

Borrowing & rates

How much can I borrow?

How much you can borrow depends mainly on your income and existing commitments. Your credit history, the size of your deposit and the length of your mortgage term also play a part. Try our borrowing calculator for a quick guide.

How do I get the best mortgage rate?

Rates change often, so it pays to shop around. But the rate isn't the only thing that matters: the type of deal, its fees and its length all affect the true cost. We compare the whole picture.

Fixed or tracker?

A fixed rate gives certainty over your payments. A tracker follows the Bank of England base rate, so payments can go up or down. We'll help you weigh up which suits your budget and plans.

Can I get a mortgage if I'm self-employed?

Yes. Many lenders will help, and some accept a single year's accounts. Read our self-employed guide.

Fees

Do you charge a fee?

There may be a fee for arranging your mortgage. The precise amount will depend on your circumstances. We typically charge £295, but this will not exceed £1,000. Your initial appointment is free, and we'll confirm any fee before you commit.

Is there a fee for equity release advice?

There may be. We'll explain any fee at your initial appointment before you decide to go ahead.

Are there other costs to budget for?

Usually solicitor's fees, a survey, stamp duty if applicable, and sometimes a lender arrangement fee. We'll help you build a full budget so there are no surprises.

Existing homeowners

When should I remortgage?

Start looking around six months before your deal ends. Set a reminder and we'll get in touch at the right time.

Can I take my mortgage with me when I move?

Many mortgages are portable, but the lender will reassess affordability and the new property. We'll compare porting with a new deal. Moving home guide.

Is equity release right for me?

It can be, but it isn't right for everyone. It reduces the value of your estate and may affect means-tested benefits. We'll explore all the alternatives first. Learn more.

Regulation & complaints

Are you regulated?

MDJ Mortgages Limited is an appointed representative of Stonebridge, a trading style of Stonebridge Mortgage Solutions Limited, which is authorised and regulated by the Financial Conduct Authority.

Your home may be repossessed if you do not keep up repayments on your mortgage. Early repayment charges may apply. Not all buy-to-let mortgages are regulated by the FCA.

How do I make a complaint?

Please contact Stonebridge Mortgage Solutions Ltd, Regency House, Miles Gray Road, Basildon, Essex, SS14 3FR. Phone 0345 646 5505 or email complaints@stonebridgegroup.co.uk. If you're not satisfied with the response, you may be able to refer your complaint to the Financial Ombudsman Service.

How do I protect myself from fraud?

We will never ask for your bank details in relation to paying your deposit. Your solicitor may ask for payments directly, but always confirm independently, preferably by phone, before transferring any money.
