You run a business. We'll run the numbers.
High-street computer systems don't always understand self-employed income. We know the lenders that do, and how to present your accounts so they see the full picture.
Different businesses, different approaches
The lender matters as much as the rate. Choosing the one that assesses your income the right way can make a big difference to how much you can borrow.
Company directors
Salary plus dividends as standard. Some lenders also consider your share of retained profit.
Sole traders
Usually based on net profit from your SA302s and tax year overviews.
Contractors
Many lenders work from your day rate, so you may not need years of accounts.
Partnerships & LLPs
Your share of the profits, with your accountant's figures presented clearly.
What you'll need
Have these to hand and we can give you a clear answer on your first call.
- SA302s and tax year overviewsUsually for the last two years, sometimes one.
- Company accountsFor limited company directors, prepared by a qualified accountant.
- ContractsFor contractors, your current contract and any renewal history.
- Bank statementsPersonal, and business if requested.
How you take income affects how much you can borrow. If a purchase is on the horizon, a quick chat before your year-end can make a real difference.
Can I get a mortgage with one year's accounts?
Yes, some lenders will consider one full year of trading, particularly if you've stayed in the same line of work.
My profits dipped last year. Is that a problem?
Lenders usually average two years or take the lower figure. Some will use the latest year if there's a good reason. We'll match you to the right approach.
Do I need a bigger deposit?
Not necessarily. Self-employed borrowers can access the same loan-to-value products as employed borrowers if their income is assessed fairly.
